Is there a minimum contract period?

No. We are flexible and can arrange contract times with you.

Is there a time line for marketing?

At Bear Estate Agents we will stay with you until your property has been sold or discuss different strategies if necessary.

How do you attract potential viewers?

Figures show that most people start their search online and they will be our target audience.

Can I speak to someone on the phone?

We offer contact phone numbers and you can speak to someone 7 days a week, 9am and 6pm Mon - Sat and 10am to 4pm Sunday.

Can I charge extra for fixtures and fittings?

No. Fixtures and fittings usually come with the home but if there are movable furniture items than these can be bought separately. To sell your house without problems, its always best to agree on saleable items early on.

Do you provide a building survey?

No. this is for the buyer to provide.

What if I have already instructed another agency?

You must check your contract with them and abide by their terms.

How long does an EPC (Energy Performance Certificate) lasts?

It lasts for 10 years from the date it was issued.

What do I do first?

What happens at the home visit or valuations?

Your qualified property assessor will take measurements and details of your property and discuss the valuation with you.

Can I use my own photos?

Our agent is a professional photographer who will show your property at its greatest advantage, so using your own photos will not necessarily help to sell your home.

How long before the property is on the market with Rightmove, Zoopla, Prime Location and other online directories?

Once you have had your home visit valuation and are happy to put the property online, then it can take as little as 12 hours to be online.

Is there a sole agency agreement or contract.

There is always a contract but it may be sole or multi-agency. Our Bear Estate Agent will explain all terms and conditions relating to the contract on the home visit. We believe that contracts protect both the vendor and the agency.

Do I pay for a sale board?

No. One of our team members will come and erect that for you.

Will I be charged for any changes that need to be made to the details?

No. Just contact us we are there to help. Our main objective is to sell your house.

How do I conduct viewings?

At Bear Estate Agents, we check potential viewers details. You are the best person to show viewers around your property, as you have the most knowledge about it. If however, you are unable to do this, we can do viewings or we can arrange a Bear Home Day, where an agent will attend.

Where do we advertise?

We advertise on Rightmove, Zoopla, Prime Location and we also advertise Bear Website with all your property information in the media.

Do you negotiate offers?

Yes. Your agent will confer with you and the potential buyer. Bear Estate Agents will always push to sell your house for the best price possible to the most suitable buyer.
